Emergency roof repair

Emergency roof repair is available 24/7/365 from A&M Roofing Services in Andover, with same-day service and repair on commercial roofs of every system we install.

Chapter 01

When water is already coming through the ceiling

Start inside, not on the roof. Move inventory, computers and anything electrical out from under the drip, set out buckets or lay down plastic, and keep people away from wet ceiling tile that is sagging. A wet roof deck and a wet membrane are slick, and a flat commercial roof is a poor place to learn that. Stay on the floor and make the call.

Call (978) 475-4500 and tell the office what you can see: where the water shows up, whether it is steady or only during rain, and what kind of roof sits over that space if you know it. Where the water lands inside a building is rarely where the roof is open, because water runs along the deck and the insulation before it drops. A crew reading the roof from above is working that path backward.

A&M takes emergency calls 24/7/365 from its office at 123 Tewksbury Street in Andover. A leak does not wait for a weekday, and neither does the phone.

What the crew does once it is on the roof

Emergency repair at A&M is done by roofers who install these systems for a living. Same-day service and repair is available, and the crews cover built-up, EPDM, TPO, PVC and modified bitumen roofs as well as slate, metal and tile. The first job is to find the actual opening, which is usually a failed seam or lap, a split flashing at a wall, curb or pipe, a puncture from foot traffic, or a drain that has stopped moving water off the field.

Then the opening is closed so the building is dry. On a single-ply roof that can mean cleaning and reseaming a lap or setting a new flashing patch. On a built-up or modified bitumen roof it can mean cutting out a blister or an open lap and tying new material in. On slate or tile it means replacing the broken pieces and securing the fasteners around them. On metal it often comes down to edge metal, counterflashing and the fasteners that backed out.

The crew also looks past the leak. Ponding near a drain, debris packed into a conductor head and a soft spot underfoot are all written down, because they explain why the roof opened up where it did.

Chapter 03

Making the repair permanent, and keeping the call from repeating

A same-day fix stops the water. It is not always the end of the job. Once the building is dry, the next step is a proper inspection of the whole roof against its plan: membrane, flashings, sheet metal, drains and gutters, with attention to drainage, roof traffic, weather damage and moisture infiltration. If the leak came from a condition that runs across the roof, a single patch will not hold it.

From there the choice is plain and it is yours to make with the facts in front of you: a permanent repair, a larger repair program, or budgeting for major repairs or replacement. A&M installs to meet or exceed the manufacturer's specifications, and its crews support the manufacturers' warranty programs in the field, so a repair on a warranted roof is made with that warranty in mind.

Many owners move to a scheduled maintenance program after an emergency, since it puts the inspections, written survey, photo documentation and debris removal on a calendar instead of leaving them to a rainy night. Estimates are free. Call (978) 475-4500 or write estimating@amroofing.net.
