Maintenance
Scheduled roof maintenance programs
Visual inspections, a written report with photos and a roof plan, debris removal and minor repairs, on a schedule built for your building.
Chapter 01
Why a small defect on a flat roof becomes a ceiling stain
Commercial roofs rarely fail all at once. A lap opens a quarter inch, a flashing pulls away from a curb, a drain clogs with leaves and grit, and water starts finding its way in long before anyone sees it inside. By the time a ceiling tile discolors, the insulation under the membrane may already be wet, and wet insulation is the expensive part of the repair.
Regularly scheduled maintenance is how A&M Roofing Services extends the life of a roof. Crews on the roof inspect and note four things in particular: drainage, roof traffic, weather damage and moisture infiltration. Each one tells a different story. Drainage shows where water is standing or backing up. Roof traffic shows where technicians and trades have worn a path or dropped something sharp. Weather damage shows what wind, ice and sun have done since the last visit. Moisture infiltration shows what is already getting past the membrane.
None of this is exotic work. It is the habit of looking at the same roof on a schedule, with someone who knows what a healthy membrane, a sound flashing and a clear drain look like, and who writes down what they find while it is still small.

What every maintenance package covers, line by line
Every A&M maintenance package starts with visual roof inspections of the membrane, flashings, sheet metal, drains, gutters and the other parts of the roof system that carry water off the building. The inspection covers the details as well as the field of the roof, because the details are where leaks begin.
The findings go into survey documentation: written reports, photo documentation and a roof plan. The roof plan is a drawing of your own roof, so a defect noted this year can be located and compared against next year's report. The photographs let an owner, a facilities manager or an insurer see exactly what the crew saw without climbing a ladder.
The package also includes debris removal from drains, gutters, conductor heads and roof leaders, which is the single most common cause of ponding on a low-slope roof, and repair of minor deficiencies while the crew is already there. When a roof is reaching the point where small repairs will not hold, the package includes budgeting for major repairs or replacement, so the owner sees that expense coming and can plan for it instead of reacting to it.
Chapter 03
Building an inspection schedule and repair program around one building
A school with a flat roof over a gymnasium, a manufacturing plant with rooftop exhaust and a medical building with units that need frequent service do not wear their roofs the same way. After the crew has been on your roof and noted what they found, A&M creates an inspection schedule and repair program tailored to your unique needs, instead of handing every building the same calendar.
That program covers preventative and routine maintenance for business and industry, and it works alongside the other roof work A&M does. Where a manufacturer's warranty is in play, the written reports and photographs become a record of how the roof has been looked after.
If something fails between visits, emergency repair is available 24/7/365. To talk through a program for a building in the Andover area or beyond, call (978) 475-4500.
