Survey

Roof inspection and consulting

A visual survey of the membrane, flashings, sheet metal and drains, with a written report, photos and a roof plan of your own building.

Chapter 01

Walking the roof: membrane, flashings, sheet metal, drains and gutters

An A&M roof inspection is a visual survey of the whole roof system, and it works from the large surfaces down to the small details. The crew looks at the membrane, the flashings, the sheet metal, the drains, the gutters and the other components that keep water moving off the building.

While they are on the roof, the crew notes four conditions: drainage, roof traffic, weather damage and moisture infiltration. Standing water that is still there days after rain points to a drainage problem. Worn paths and scuffed membrane around rooftop equipment point to traffic. Split seams, lifted edges and torn flashings are the usual signs of weather damage. Dark or soft areas, and stains on the ceilings below, can mean moisture is already getting past the membrane.

General craft matters here. Open laps, failed flashings at curbs and walls, blocked drains and ponding are the findings an experienced roofer expects on a commercial low-slope roof, and a trained eye can usually tell which are cosmetic and which are letting water in.

The report an owner keeps: survey documentation and a roof plan

What the crew sees on the roof is only useful if it is written down in a form the owner can use. A&M's survey documentation consists of a written report, photo documentation and a roof plan, a drawing of the roof that shows where each finding is located.

That combination answers questions a verbal walkthrough cannot. A facilities manager can hand the report to an owner or a board. A photograph of a failed flashing can go to an insurer or a manufacturer. The roof plan lets the next inspection find the same spot and say whether it has changed.

Consulting is built on that document. Once the defects are mapped, the real question is what to do about them: repair what is wrong, repair and monitor, or plan for replacement. A&M advises on repair versus replacement and helps with budgeting for major repairs or replacement, so the owner can set the cost against a plan instead of meeting it as a surprise.

Chapter 03

Field support for manufacturers' warranty programs

A&M is licensed by Carlisle, Sika-Sarnafil, Firestone, Johns Manville and Duro-Last, and it provides field support for manufacturers' warranty programs. When a manufacturer's program calls for a roof to be inspected, documented or brought up to its specification, A&M's crews do that work on the roof.

The company installs roofs to meet or exceed manufacturer's specifications so they are covered by warranty, and the same standard applies when it inspects. A written report with photographs and a roof plan gives an owner a record of the roof's condition to set beside the manufacturer's requirements.

A&M also provides preventative and routine maintenance for business and industry, so an inspection does not have to be a one-time event. To schedule a survey of a building in Andover or the surrounding area, call (978) 475-4500.
